Outside (the unit next to your house)

- ✓Straighten bent fins
- ✓Check the fan motor (bearings, electrical draw)

- ✓Confirm the unit is level and clear
Inside (your air handler)
- ✓Replace your air filter (standard 1" or 2" pleated, included)
- ✓Inspect the indoor coil
- ✓Check the blower wheel and motor
- ✓Clear the condensate drain
- ✓Test the safety float switch
- ✓Inspect the drain pan
- ✓Check duct connections at the unit
Performance tests (system running)
- ✓Refrigerant pressures (suction and liquid)
- ✓Superheat or subcool calculation
- ✓Temperature drop, target 16-22°F
- ✓Static pressure across the system
- ✓Thermostat operation in cooling mode
Have a heat pump or ductless mini-split? We do all the same checks plus a few extras (reversing valve verification, defrost board check, filter screen wash on mini-splits).

We don't do that. The $149 is the price you pay. It includes the filter, the inspection, the performance tests, the report, and the 90 minutes on site.

Why It Matters
Why a Yearly Tune-Up Is Worth It
A neglected cooling system loses about 5% of its efficiency every year it goes without service. Most breakdowns happen on the hottest day because the system has been running hard with restricted airflow, low refrigerant, or a worn capacitor that finally lets go.

The cooling tune-up scope is the same baseline. We do a few extras for heat pumps and mini-splits because the equipment has extra failure modes worth checking.
Heat pump add-ons

Mini-split add-ons
- ✓Wash the filter screens at every indoor head

- ✓Test all modes via remote (cooling, fan, dehumidify)
Same flat rate of $149 per system. A multi-zone mini-split with one outdoor unit is one system.

On the Record, On Purpose
We record every service visit. It gives us an accurate audio log of what we found and what we discussed with you, and it keeps our techs accountable. The recording stays in our records and isn't shared. The technician will mention the recording when they arrive at the door. If you'd rather we not record, just say so and we'll stop.

About 90 minutes on site. Most of the time is the actual inspection and cleaning. We don't rush.
A tune-up is preventive maintenance you schedule in advance, before anything is broken. The $149 covers the whole visit, no extras. A service call is what we run when something is already broken and needs to be diagnosed and fixed. That's a $129 service-call fee for the trip and the first hour of diagnostic, plus whatever the repair itself costs. Different visit, different scope.
Right. A scheduled tune-up is $149 all-in. The $129 service-call fee only applies when you call us out to fix something that is already broken, which is a separate type of visit.
The standard 1-inch or 2-inch pleated filter is included. For 4-inch media cabinets, HEPA filters, electrostatic filters, or anything oversized, you can supply your own (we'll install it at no extra labor) or we can quote one and bring it on the next visit.
We show you what we found, explain what it means in plain English, and give you a flat-rate price before doing any work. You decide what happens next. The tune-up stays $149 either way.

Late winter through early spring is ideal. The system has been sitting all winter, so we want to catch any issues before you actually need the cooling. We service through the summer too, and we'll prioritize active no-cooling calls over scheduled tune-ups when needed.
